Nine-story hotel
Lee Danielson has teamed with internet millionaire and CNET founder Halsey Minor to repurchase the former Central Fidelity/Boxer Learning building at 200 East Main Street. This $30 million project will feature 100 five-star hotel rooms, meeting space, private dining club, and high-end restaurant on the ground floor. The 101-foot tall hotel has broken ground.

Coal Tower Downtown
Destruction has occurred to the old CSX coal tower and the 10.8 acres around it has been approved for the site of a 101-foot tall mixed-use building. Coran Capshaw has plans to put up 287 residential units and 98,246 sq ft of commercial space. Surrounding the structure will be a landscaped open space with a public pathway linking the end of Water Street through to Carlton Road.

100 luxury condos at the Downtown Mall
A 9-story green building is planned for 201 Avon Street with a spa and 6-room boutique hotel. The tower will be made of environmentally friendly materials including a green roof and garden as well as rainwater collection system for irrigation and flushing toilets. The building will be located between the railroad tracks and Friendship Court, wrapping around the Beck-Cohen building on the southeastern side of Downtown.

Crozet Shopping Center
The planning commission has approved a 30 residential unit project to move forward, to be built above the existing Great Valu grocery store.

C&O Parking Lot
A preliminary siteplan has been submitted for approval for a mixed-use, nine-story building on a small, triangular lot at 600 E. Water Street, currently a parking lot across from the C&O Restaurant. The building has 25 residential units with 7,500 sq ft retail on the ground floor.

Rivanna Village
Rivanna Village is a proposed residential and commercial development on approximately 93 acres near the entrance to Glenmore on Route 250 East. Up to 521 dwelling units in single-family detached homes, townhouses, and apartments is currently proposed and up to 125,000 square feet of offices, retail commercial (including grocery) and hospitality uses. A public park of approximately 15 acres is also proposed. Expect the development to arrive in several years.

Whole Foods
Whole Foods has announced that they are moving into a new 50,000-square foot store on the site of the old Terrace Theater next to K-Mart and Gold's Gym of Hydraulic Road.

Avinity - Now approved, a residential development with 124 units on 9 acres located on Avon Street extended adjacent to and south of Cale Elementary School.

Under the Roof demolished
Architect Bill Atwood and developer John Bartelt have purchased the prime .384 acres from the Under the Roof owner near the UVA Corner. Their plan is to bulldoze both the furniture store and the Studio Art building across the street to build an Art Deco complex that might soar as many as 7 stories over Main Street. Their mission is to get retail, food and housing in place.

Bavaro Hall, $37 million Curry School of Education addition
The new building will include conference rooms, a garden courtyard, and multiple open areas outside faculty offices. It is located between the McCormick Road Bridge and the pedestrian bridge there.

Vineyard Estate now available
The first luxury home at the 2,000 acre Kluge Vineyard has been built. There are plans to build 24 luxury hoes that come with 24/7 concierge service and priced $6 million to $23 million with designs to include Georgian, Federal, Gothic, and Beaux Arts. Monticello's new visitor center
Monticello's new $55 million and 42,000 sq ft Thomas Jefferson Visitor Center and Smith History Center should be finished by 2009 for his 266th birthday.

Frank Ix Building at 201-239 Elliott Avenue
The 17-acre Ix factory redevelopment just 3 blocks from the Downtown Mall. 20+ tenants are already in place. Coming soon are green roofs, stormwater reuse, and possible daylighting of Pollock's Branch Creek. Coming soon also are spacious lofts overlooking the one-acre Piazza with outdoor amphitheater and performance space, fountains, children's playspace, shops, restaurants, and cafes.

Bundoran Farm
Situated on a 2,300-acre cattle farm and apple orchard off 29 South about 15 minutes south of Charlottesville, Bundoran Farm will be built. The developer, Edge Valley Preservation LLC intends to break ground on the project later this summer move-in late 2008.

Though it will be built on a property that is roughly one-third the size of the city of Charlottesville, Bundoran Farm will feature only 93 home sites, with a potential maximum of 108 houses. More than 90 percent of the property will be protected from future development through easements. The home lots will range in size from 2 to 100 acres, and will cost between the mid-$300,000s and $1 million. Once built, the majority of the homes will be obscured by trees or terrain in an effort to preserve the property’s scenic views.

Most homes will be built to Earthcraft guidelines, a designation given to environmentally friendly structures. The site is also home to countless varieties of birds, as well as bears, foxes, wild turkeys, deer and more. Roughly half of the property is forest, while 175 acres are apple orchards and 1,100 acres are dedicated to farmland. It has two ponds, numerous streams and will eventually have an 18-mile trail network for hikers and horseback riders. The site will continue to be home to the Albemarle County Fair.

Major grocery store finally coming to Crozet
Harris Teeter hopes to have the store open in the spring or summer of 2009. The store will anchor the new Blue Ridge Shopping Center on the 250. An 11,000-square-foot retail building and a bank are also planned for the site, which is located next to Blue Ridge Building Supply and directly across from the recently opened Clover Lawn shops. The new store will have a pharmacy and also feature plenty of fresh and organic foods. The county’s Architectural Review Board approved a revised design of the shopping center last month, and now the county planning office is waiting for revised drawings before the project proceeds. Harris Teeter and the developer have not requested a building permit for the site yet.

Pocket garden
West Main Street at the former Papa John's pizza delivery shop, a pocket garden will be installed. Coming soon will be a retaining wall, then backfill to create a plaza with shrubs, plants, and seating.

Southwood Trailer Park
Habitat for Humanity has announced that it is purchasing Southwood Trailer Park of 100 acres, the biggest mobile home community in the area. Habitat plans to seek a rezoning that would allow them to create a mixed use neighborhood. Currently the site of 371 mobile homes located off 5th Street Extended, the project is adjacent to the proposed Biscuit Run development. This will be an ower-occupied emphasized housing. The purchase will distinguish the local organization as having the second-largest land inventory among the 1,600 Habitat for Humanity affiliates in the United States.

New Construction at Ivy & Emmet
UVA officials are ready to move forward with a site plan for what’s being called the Gateway to the Arts, plans to build a $97 million facility over the next five years. The center will be constructed at Emmet Street, Ivy Road and University Avenue on the current site of the aging Best Western Cavalier Inn. The motel, which is owned by the university, will be demolished. Three buildings across from the Cavalier Inn, including a corner gas station, will be torn down. "The idea is to have a commanding view" of a parklike area.

The first phase of the project could begin in 2009 at the cost of an estimated $118 million. The committee gave approval for an L-shaped complex housing 2 major programs - a new home for the University Art Museum and a 1,200-seat performance center, totaling 127,000 square feet with a common entrance. The concert hall will host "touring shows, dance companies, and other major performances." It is intended to be a “significant visual statement,” according to UVa President John T. Casteen III.

Patrons to the new Center for the Arts will be able to park in the nearby, newly constructed Emmet Street/Ivy garage and walk through a proposed sculpture garden to the building. The garden will use the natural features of a wetlands restored when the garage was built. The museum, which will be located along Ivy Road, will exhibit national touring exhibits as well as rotating displays from its 10,000 object collection. The performance center, which will run along Emmet Street, will house a 1,600-seat concert hall, which is more than twice the seating capacity of Old Cabell Hall.

Other ongoing construction projects...$50 million to construct an addition to the Judge Advocate General school, $29 million toward building new Alderman Road residence halls, and $29 million to upgrade Jordan Hall’s heating and cooling systems.

North Town Center
The North Town Center is under review for a retail development located just north of Woodbrook Drive, across from Lowe's, Schwel's, and Better Living Furniture, on the eastern side of 29 North. The proposal is for 151,000 square feet of retail development with 53,000 sq ft grocery; 23,000 sq ft 3-story office/retail building; 43,000 leasable commercial space; and 15,000 sq ft drug store.

101 E. Main Street
Across from the Jefferson Theater on the Downtown Mall, planning is underway by developer Keith Woodard. He is looking to turn half an acre, currently the site of four buildings and a parking lot from Main Street to Market Street, into a 9-story building with office, retail, and 82 condo units on the north side of the Downtown Mall next to the Wachovia building.

Biscuit Run (aka. Breeden Property, aka. Fox Ridge) - A proposed residential and commercial development on approximately 920 acres south of the City of Charlottesville between Old Lynchburg Road and Route 20 south. 2,500 - 3,500 dwelling units in single-family detached homes, townhouses, and apartments is currently proposed as well as retail commercial and office uses. A public school and park are also proposed. Build-out will take 20 to 30 years.

Fifeville & Habitat for Humanity
The nonprofit group Habitat for Humanity is hoping to add more units to the neighborhood along Hanover Street, between Cherry Avenue and the UVA Hospital. 18 units will be for low income, 10 - 12 for mid-range income, and 9 - 11 for market rate $350,000 to $450,000.

North Fork Research Park
This ongoing development is approved for up to 3 million sq ft of office, research, and industrial uses and up to 300,000 sq ft of supporting commercial. Currently 30 acres off Airport Road are under review for inclusion into the research park. In addition, the UVA Foundation have discussed submitting a proposal to construction residential units of apartments and townhomes in the park, but would require rezoning.

Fontaine Research Park
The UVA Foundation is attempting to double the size of the Fontaine Research Park, adding 500,000 sq ft more to the seven building office park. An eighth building is also under construction, the Advanced Research and Technology Building.

Granger
Located off Sunset Avenue, just west of Fry's Spring, the UVA Foundation plans to file for zoning changes to allow 540,000 sq ft of office space, 20,000 sq ft of retail, and 440 residential housing units. UVA is supportive of the recommendation to add a new road that would like adjacent to, and just east of the research park, in the general vicinity of Stribling Avenue.

Albemarle Place
As of August, The County Planning Commission has approved the preliminary site plan with conditions. Located off 29N at Hydraulic Road around Sperry Marine, the 80-acre Albemarle Place property is being developed by Landonomics in Chicago. The project master planner is Cox Company who is known for the UVA Medical Center expansion, UVA Aquatic Center, and Redfields subdivision. The subdivision is designed by K.A. Architects of Cleveland. Among the planned uses are:

1. An entrance "gateway" from Route 29 with street front building and block orientations accommodating a 150 room hotel and restaurant complex anchoring the entrance to Main Street,
2. A 14 screen cinema with stadium seating and adjoining eateries,
3. Neighborhood residential capacity for 780 dwelling units,
4. Mixed-use buildings with first floor specialty retail, offices, and residential spaces above,
5. Selected locations for destination retail, such as high quality department stores and specialty grocery,
6. On-street and structured parking facilities with close pedestrian access to commercial and residential uses,
7. Eating establishments interspersed throughout the town center with outdoor cafes, urban plazas, fountains and other passive recreational amenities.

The proposed subdivision has been planned to span 67 acres with 1.9 million square feet of 80 retail stores. Residential units will be 300-600 of high-end apartments plus 250,000 square feet of office and research facilities. Nearby amenities will include a 14-screen, stadium-seating theater as well as restaurants and cafés.

North Pointe - The Board of Supervisors have approved a revised North Pointe Development as of August 2nd. This is a proposed commercial and residential development on 269 acres on Route 29 North, north of Proffit Road and 84 Lumber. Up to 893 dwelling units in single-family detached homes, townhouses, and apartments are proposed and up to 664,000 square feet of offices and retail commercial use.

Boars Head Expansion
A $10,000,000 addition is to be built onto the Boars Head Inn by R.E. Lee Construction. A conference space and 6,000 sq ft ballroom will be added.

New Cancer Care Center
The $59,000,000 eco-friendly cancer care center will be built at the heart of the UVA medical center complex. It will include tons of glass providing natural light and an herb garden, reflecting national trends in sustainability and holistic healing. The 118,000 sq ft building will have a sloped roof to harvest rainwater and replace the west parking garage at JPA and Lee Street. The project will also include the building of a 175,000 sq ft parking garage to the east with room for 1100 cars.

New Bio-Med Building
The UVA Medical Center has begun construction on the $70,700,000 Carter-Harrision Research Building, a 102,000 square foot medical sciences facility devoted to research on vaccine therapy, immunolog, infectious diseases, cancer and other areas of bio-medicine. Construction will be located along Crispell Drive and near the South Parking Garage.

A 50-unit condominium and 2-tier parking garage is being constructed nearby.

Lake Ridge
100 lots are proposed for construction to include 253.7 acres adjacent to the Franklin, Ashcroft and Fontana subdivisions. Six lots would take access from the west through Franklin and south through Fontana, and a connector road will link it with the proposed Ashcroft West development.

571-acre Preddy Creek park - This land's zoning is undergoing the process of changing into a new park with walking and biking trails. Stay tuned!

Jarman's Gap Road - Finally, the much needed road expansion is coming. The expansion will include two 12-foot lanes, two 4-foot bike lanes, and a sidewalk. Yes, it will infringe upon the church parking lot.

Fifth Street & Avon Street Extended shopping center
Frank Cox said that soon he will introduce plans for a major shopping center to be built between Fifth Street and Avon Street Extended, just north of Interstate 64. A major feature of the project will be a developer-funded public road that will link Fifth Street and Avon Street Extended.

Jarman Hill - A proposed residential and office development with 96 units on 8.7 acres located east of Rothwell Lane, west of Killdeer Lane and south of Jarmans Gap Road near the Old Trail development.

New Development Downtown
Habitat for Humanity has purchased the Sunrise Trailer Court in the Woolen Mills Area. The former owner, Julius Lively, built the park with the intention of providing affordable housing after returning to the area at the end of World War II. Sunrise is on Carlton Avenue between Rives and Nassau streets. The Sunrise Park plan is planned for 18 - 24 townhouses, which will be sold to qualified Habitat for Humanity buyers. To qualify for the Habitat mortgage, an interest-free loan set so that payments take up no more than 25 percent of the buyer’s income, a person must earn between 25 percent and 50 percent of an area’s median income, currently pegged at $31,007 in Charlottesville. Eight efficiency apartments will be built for the elderly. 28 - 46 condominiums are planned, of which 24 - 40 will be sold on the open market. The property will have views of Monticello. 4,000 to 6,000 square feet will be built for commercial use. Habitat for Humanity will break ground after raising more money and obtaining zoning approval from the city Planning Commission and the City Council.

The Fate of Lewis & Clark
The City of Charlottesville plans to redevelop the intersection of Ridge-McIntire streets, West Main Street and South Street into a pedestrian enclave by moving the Lewis and Clark statue, closing the entrance to South Street and adding Mall-style bricks to the intersection.

Sandy Lane Village
This is planned as a 1000 unit, mixed-use residential community that caters to the lifestyle of University students (both graduate and undergraduate) as well as young professionals in the Charlottesville/Albemarle area. The new urbanism community, embracing Albemarle County's "Neighborhood Model", will incorporate a mix of townhouses, conventional apartments, and mid-rise residential structures along with neighborhood-scaled commercial uses and recreational activities targeted to the demands of students and professionals. In close proximity to UVA's "academical village", the University Medical Center and the Fontaine Research Park, Sandy Lane Village will introduce much needed, intra-urban transportation improvements in the Fontaine Avenue/ Jefferson Park Area Neighborhood B planning area.

Sandy Lane Village is located on the southern edge of Albemarle County's Urban Growth Area. Bounded by Interstate 64, the Norfolk and Southern Railroad and Moore's Creek, the Village will have direct access into the City via a new collector street to be constructed by the developer.

The Depot
Under development by Weather Hill Homes, The Depot is presently in the early planning stages as a commercial in-fill development in Downtown Crozet. Located next to the existing Crozet Shopping Center, this plan features two office/commercial buildings and adequate parking.
