A written contract of purchase outlines the price, settlement date, financing details, home inspection contingencies, and other terms of your offer. Should the seller accept your offer, you are legally bound to the process of buying their home.
As your buyer’s agent, I will explain the contract of purchase to you thoroughly as we fill it out together. Following completion, I will promptly deliver it to the seller’s agent. Together, we will decide upon a price that is reasonable to the current market conditions and sales of similar properties in that neighborhood in recent times.
At the time of the contract is written, you will provide a check or money order for an earnest money deposit, which is deposited into an escrow account once your contract has been accepted by the sellers. The earnest money will be a credit toward your closing costs on settlement day. The bigger the deposit, the more serious you seem to the seller.
