Sometimes the sellers or buyers need to move immediately and sometimes they’re in no hurry. The closing date should accommodate both parties’ needs and is also a point of negotiation.
Without unusual circumstances, it can realistically take as little as 4-6 weeks to move into your new home. Depending on your financial situation, the lender can even get a quick closing in 15 days. Cash transactions can close in 1-2 weeks.
Obtain pre-approval letter from lender: 1-7 days
Pick out future home: your timeframe
Acceptance and negotiation of contract to purchase: 1-5 days
Home inspection and negotiation: 2-14 days
Loan approval: 3-5 weeks due to timeline of loan application, pre-approval, appraisal of home, underwriting process, and final approval by the mortgage company
Termite, well, & septic inspections and any treatment (seller responsibility): 30 days before closing
Title search (buyer’s settlement company responsibility): usually begun 30 days before closing
Obtain homeowner’s insurance, turn on utilities, change address (buyer responsibility): 7-30 days before closing
Final walk-through, purchase contract contingencies cleared: 0-2 days before closing
