Thirty days prior to settlement, the seller at seller’s costs will provide a termite, well, and septic report as applicable. The termite inspection includes other wood-destroying insects or organisms. The seller will treat and insure any infestation found. If a well is present on the property, the seller will provide certification that it is free from coliform bacteria. If the contract is contingent upon a FHA or VA loan, the certificate must also state that the water is free from levels of lead unacceptable to the lender. The sewage disposal system must also be certified to be without evidence of malfunction or needed maintenance.
